  • How do you manage so many properties in such a large area?
    We have been growing slowly and carefully, and currently have our area of operations broken down into North and South districts. Each district is managed by a separate property manager with their own maintenance staff and array of service technicians to support necessary work.
  • Do you provide leasing / tenant finding?
    We do! We engage our real estate agent partners to help with finding the best tenant possible. We act as your representative in dealing with the agent – making sure that all credit checks, proof of income and employment, background reviews, and application documents are submitted. Since we would be managing the property, it’s in our best interest to make sure the best possible tenant is found. Please speak to us about our leasing/tenant finding rates and how it works!
  • Do you offer Rent Guarantee?
    This term can mean many things to different people. We can promise you that your property would not remain vacant so long as it is under our care.
  • How do you maintain properties?
    When a problem is identified at your property, we contact our trades (all licensed and insured appropriately) and obtain quotes, which we then inform you of. Should you choose to have us work with your own tradespeople we can definitely do that. Should you be uncomfortable with the prices that our trades are quoting, we can go out to market and get quotes from other trades. We are always looking to expand our network of maintenance professionals.
  • Do I need to sign a contract with you?
    No! Our services to you are provided on a month-to-month basis. Should you no longer require our services, we ask that you give us a 30-days’ notice.
  • Do you take tenant calls after-hours and is there always someone to deal with tenant concerns?
    Yes. That is what we are here for. We respond to tenant concerns and complaints, including emergency issues.
  • Do you evict tenants, and what actions do you take if a tenant stops paying?
    The actions we take in this regard are strictly in compliance with the Residential Tenancies Act, and involve sending notices without delay, following up, and engaging legal professionals as needed. Please speak to us to find out more.
  • I have an AirBNB or a short-term rental unit. Can you work with me?
    Absolutely. The fee structure for short-term rentals is a bit different due to the level of oversight and other factors involved in managing a short-term rental. Please call us to find out more.
